Electrical Panels and Metter Replacements
As our homes in Chapel Hill near or have past 50 years of age, Co-owners should be mind-full of the dangers of outdated electrical panels and meters. With the increasing number of electrical devices in use in our homes, outdated panels may present a safety hazard. Maintenance, repair and replacement of electrical panels and meters are the responsibility of Co-owners.
It is recommended they are serviced or inspected by a licensed electrician at least every 3-5 years. If you have original or older equipment, you may want to schedule an inspection and obtain estimates for replacements. The average life span of an electrical panel or meter is 25-40 years.
Some of our homes have electrical panels manufactured by Federal Pacific Electric (FPE). These panels have been identified as presenting potential safety hazards.
More information on this issue is available at http://www.ismypanelsafe.com. If you are experiencing electrical problems or are concerned about the safety of your electrical, you should consult an electrician.
Exterior Water Faucets

All exterior garden hoses must be disconnected, and the exterior faucet shut off on the outside and on the inside (if you have an interior water shut off valve). If you need any help with this, please contact the office. Connected hoses and improperly winterized exterior water faucets can cause the pipe to the faucet to freeze and break during extremely cold temperatures.
